Today, many real estate conversations center on housing prices and where they may be headed. That is why we like the Home Price Expectation Survey.
Every quarter, Pulsenomics surveys a nationwide panel of over one hundred economists, real estate experts, and investment & market strategists about where they believe prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.
The results of their latest survey:
Home values will appreciate by 4.5% over the course of 2016, 3.6% in 2017 and about 3.2% in the next two years, and finally 2.9% in 2020 (as shown below). That means the average annual appreciation will be 3.5% over the next 5 years.
The prediction for cumulative appreciation increased slightly from 24.7% to 26.3% by 2020. The experts making up the most bearish quartile of the survey are still projecting a cumulative appreciation of 11.1%.
Individual opinions make headlines. We believe the survey is a fairer depiction of future values.
CROTON-ON-HUDSON, N.Y. — Marta Aramburu will have a front row seat at Sky View Rehabilitation Center in Croton-on-Hudson for Thursday’s duel in the pool between swimmer Ryan Lochte and Michael Phelps at the Summer Olympics.
The 95-year-old resident will be rooting hard for Lochte, her 32-year-old grandson, as she does every time he hits the water. Lochte and Phelps will be among the medal favorites in Thursday’s 200 individual medley final. Phelps has won the race in the past three Olympics. Lochte took silver in the event in 2004 and 2012, and bronze in 2008.
“She gets very excited every time he swims,’’ said Magali Paschke, Aramburu’s daughter and a resident of Armonk. “She blows him kisses, and she feels it’s because of her kisses that he swims so fast. She pushes him with her arms to swim faster.”

The creative nature and vibe of Bedford can be felt not only throughout the home, but also throughout the town, a haven for artists, fostering innovation and inspiration.
Bedford, in Westchester Country, New York, is globally known for its privacy, security, serenity, abundant nature, as well as its excellent schools, fine restaurants and yet is under one hour from NYC.
Hence, Bedford has become a destination of choice for a wide range of celebrities over recent years, including Michael Douglas, Richard Gere, Ryan Reynolds & Blake Lively, Bruce Willis and Martha Stewart.
Top of The World is the finest, new contemporary offering in the region. TOTW brings with it a legacy established over the past 20 years as a refuge for artists, performers, directors, actors, musicians, scientists (first American woman in space, astronaut Sally Ride, astrophysicist and Cosmos TV series host Neil deGrasse Tyson) and environmental activists (Robert F. Kennedy, Jr).
While only one hour or less from midtown NYC, Top of The World feels a world away and provides a respite for all who have come.
One of its owners founded Camp Broadway 20 years ago, an immersive summer camp program in Manhattan to introduce kids to Broadway Theater. In this same spirit, Top of The World has an elegant, exclusive ‘camp’ feel to it, with all the requisite activities available to its guests. And yet it is entirely private, secluded, surround by 225 acres of nature sanctuary and overlooks a never-to-be-developed 2-mile-long lake.
At the very first party at TOTW, an open house for friends and family, the owners offered hikes throughout the surrounding nature sanctuary on its marked trails, accessed directly from the property, rowboat rides and fishing on the giant, secluded and undeveloped Byram Lake out front, tennis matches, basketball games, giant, near life-size chess board matches, trampoline demonstrations, swimming contests, and an evening capped by roasting s’mores at the natural bedrock fire pit on the promontory of the property, overlooking the lake and surrounding nature sanctuary.
Other annual parties over the years featured July 4 fireworks visible from several neighboring communities all at once, annual gatherings of celebrities to watch the Oscar, Tony and Emmy Award telecasts, stargazing parties from the rooftop observatory dome (one of the owners produced Cosmos: A SpaceTime Odyssey for Fox and National Geographic Networks) and various environmental and other civic fundraising events.
Most of all, the home was a country refuge for Broadway artists, Broadway in Bedford.
Producers, directors, actors, singers, dancers, composers, lyricists, designers, professionals from all quarters of theater, television series and film have been guests of Top of The World, artists who have been part of On Your Feet!, The Story of Gloria and Emilio Estefan, Chicago, A Chorus Line, Evita, Beautiful, Jersey Boys, Book of Mormon, Thoroughly Modern Mille, Legally Blonde: The Musical, Shrek, Cabaret, and Half Time, a hip hop musical, and The Prom, both coming to Broadway next spring, TV series including Glee, Everybody Loves Raymond, How I Met Your Mother, as well as movies including Dirty Dancing (Executive produced by the owners), The Bourne Series, Spy Kids, and many others.
